Q.How does partnering with Hotel in a Home work?

Hotel in a Home enters into long-term tenancy agreements, ranging from 3-5 years, with express permission to sublet. We then furnish the property and list it as a short-term rental (on sites such as Airbnb, Booking.com and Vrbo/Stayz). This means you get consistent income and Hotel in a Home manages the rest (including property maintenance, cleaning, guest communications and general upkeep for the entireity of the lease).

Q. What if I don't want to lock in a fixed rent amount for the next 3-5 years?

Hotel in a Home is happy to include a yearly rent review clause in the lease agreement to ensure that we are paying the appropriate market rent for your property.

Q.How does Hotel in a Home ensure that my property is kept in good condition?

Hotel in a Home takes pride in maintaining properties to the highest standards, ensuring they remain in excellent condition, because at the end of the day our income and reputation relies on this. We also conduct regular inspections of all our properties and carry out required maintenance, as part of keeping our properties in top condition.

Additionally, Hotel in a Home installs security cameras and noise alarms (with the Landlords permission), on the properties it leases, to ensure that guests adhere to our strict no party and noise policies. We also employ security contractors who are able to attend our properties to enforce these policies, which guests agree to upon booking. 

Q. Who is responsible for dealing with maintenance issues at the propety?

Due to Hotel in a Home requiring the property to be in good repair at all times for its guests, Hotel in a Home covers all property repairs and maintenance required, up to the value of $500.

Q. Are you insured?

Yes, Hotel in a Home has public liability insurance and short-term host insurance for all properties that we lease. 

Q. Will my property incur higher council rates for being used as a
short-term rental?

In short- No. At this stage the City of Adelaide is the only council in South Australia that has increased council rates for short-stay accomodations, within their council area, by approximately 22% per annum. However, Hotel in a Home includes clauses in their lease agreements with Landlords to ensure that we cover this rate increase (approximately $500 per annum), not the Landlord, for the properties we lease within the the City of Adelaide council area. 

Q.Can anyone partner with Hotel in a Home?

Unfortunately not, Hotel in a Home has a certain criteria that all properties must meet before it will consider partnering with a Landlord and entering into a long-term lease.
